Single Room | MONTH-TO-MONTH RENTAL AGREEMENT | Bi-Weekly Payment

The Lessor rents to the Lessee the premises located at 7706 Bandera Road Suite 104 (one single room 15'x 9' within the suite) (the "Premises").

This Agreement shall begin on date of first payment, and will continue on a month-to-month basis, unless terminated by either party as provided herein.

The Lessor agrees to conduct business in a professional manor. They understand others use the property and will refrain from playing loud music, or any other disruptive behavior that can be heard by other renters in the office or next door. No harsh chemicals will be used that spread odor throughout the building will be allowed.

Sharing Room

No Sub-Leasing will be allowed.

If you share your space with another person (employee / business partner) you are 100% responsible for their behavior. They will be required to register with The Studios in order to receive an access code. Entrance to The Studios requires a Smart Phone App assigned to each user.

Payment Terms

a. The Lessee agrees to pay the Lessor rent in the amount of $330.00 Bi-Weekly (every 2 weeks).

b. The rent due date is calculated based on the anniversary of the rental agreement's start date, with payments made on a bi-weekly basis.

c. Payment must be received by the Lessor no later than the Due Date. If payment is not made on time, the Lessee will be considered in default under this Agreement.

Late Payment and Default

a. If the rent payment is not received on or before the Due Date, the Lessee will be given 48 hours from the Due Date to fully pay the overdue amount. All payments are made using the auto payment function on our payment portal. You may modify the account or credit card used at any time.

b. If the overdue payment is not received within the 48-hour period, The Studios reserves the right to suspend the Lessee's access to the Premises by deactivating electronic access and/or disabling keypad access to the Premises.

Access to Premises After Default

a. After the 48-hour period has expired and payment has not been made, the Lessee shall be required to make an appointment with the Lessor to remove their belongings from the Premises.

b. The Lessee must remove their belongings. You must make an appointment to remove personal belongings within 24 hours of the lock out date between the hours of 9:00 AM and 6:00 PM CST.

c. If the Lessee fails to remove their belongings within the 72-hour window (time of default plus 24 hours), any personal property left behind will become the sole property of The Studios and may be disposed of or sold at the Lessor’s discretion.

Liability for Loss of Business

The Lessee understands and agrees that The Studios will not be held responsible for any loss of business or any damages the Lessee may incur as a result of being locked out of the Premises due to non-payment or failure to comply with the terms of this Agreement.

Responsibility for Payment

The Lessee acknowledges and agrees that it is their sole responsibility to verify that all payments due under this Agreement have been completed in full and on time. The Lessee agrees to promptly address any issues related to payment and to inform the Lessor of any discrepancies prior to the 48 hour default time period.

Termination

Either party may terminate this Agreement (by email or written text) with 10 days notice. The Lessee will continue to have access until the anniversary date when the current month ends. [email protected] / 210-920-5877

Responsibility

The Lessee agrees to not modify the space except for removable decor and furniture. No painting is allowed and no holes larger than 1/8" are to be made in the walls (no holes in ceiling or floor or door). If the space is damaged we will bill you for all damages and take future legal action is needed.

Miscellaneous Provisions

a. This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements, written or oral, regarding the subject matter herein.

b. Any amendments to this Agreement must be in writing and signed by both parties.

c. The Lessor’s failure to enforce any provision of this Agreement shall not be deemed a waiver of that provision or any other provision of this Agreement.

Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the state of Texas.

This agreement should provide clear guidelines for both parties regarding payment due dates, penalties for non-payment, and how any items left behind will be handled.
