Single Room | MONTH-TO-MONTH RENTAL AGREEMENT
Premises: 7706 Bandera Road, Suite 104 – One Single Room within the Suite (the "Premises")
1. Agreement Term
This Agreement becomes effective on the date of the first payment and shall continue on a month-to-month basis unless terminated by either party in accordance with the terms outlined herein.
2. Rate and Adjustments
The monthly rental rate is as agreed upon at the time of execution. While it is our intent to maintain the agreed rate as long as the Lessee remains in good standing under a month-to-month payment plan, The Studios reserves the right to adjust the rate in cases of payment default. In such cases, the rate may be increased to match the current market rate.
3. Conduct and Use of Premises
The Lessor commits to maintaining a professional environment and expects the same from the Lessee. The Lessee agrees:
Not to engage in disruptive behavior, including but not limited to loud music or any activities that disturb neighboring renters.
Not to make modifications to the Premises beyond temporary and removable décor. Painting and the creation of holes larger than 1/8" in the walls, ceiling, floors, or doors are strictly prohibited. Damage to the space will result in charges and potential legal action.
4. Room Sharing and Sub-Leasing
Sub-leasing is strictly prohibited.
If the Lessee allows an employee or business partner to share the space, the Lessee assumes full responsibility for their conduct.
All additional users must be registered with The Studios and use their own electronic access credentials via the designated mobile app.
5. Payment Terms
a. Monthly rent is due on the anniversary of the original payment date unless otherwise arranged.
b. Payments must be made through the automated payment portal. Changes to payment accounts may be made at any time via the portal link provided on our website.
c. A 3% processing fee applies to payments made by credit card.
6. Late Payments and Default
a. If payment is not received by the due date, the Lessee has 48 hours to resolve the balance due.
b. Failure to remit payment within the 48-hour grace period will result in suspension of access to the Premises by deactivating electronic and keypad entry.
7. Access After Default
a. Once access is restricted, the Lessee must schedule an appointment to retrieve their belongings.
b. Appointments must be made within 24 hours of lockout, between 9:00 AM and 6:00 PM CST.
c. If belongings are not removed within 72 hours (48-hour default period + 24-hour grace period), all remaining property will be deemed abandoned and may be disposed of or sold at the Lessor’s discretion.
8. Liability and Indemnity
The Studios shall not be held liable for any business losses, damages, or disruptions resulting from lockout or termination of access due to non-payment or violation of the Agreement.
9. Payment Responsibility
It is the sole responsibility of the Lessee to ensure payments are completed timely and in full. Any payment issues must be reported to the Lessor prior to the expiration of the 48-hour grace period.
10. Termination
Either party may terminate this Agreement with a minimum of 15 days' notice provided in writing (via email or text). The Lessee will maintain access through the end of the current billing period.

11. Electronic Access Terms
Access to The Studios is granted through the Master Lock App and individual door keypad.
The front door remains locked at all times and must not be propped open.
Access credentials are issued individually and must not be shared.
All users are responsible for ensuring the Premises are secured upon departure.
Additional User Responsibility
All additional users are subject to the terms of this Agreement. In the event of the Lessee’s default, all access will be revoked without prior notice. Any belongings left in the Premises will be considered the property of the Lessee and subject to the applicable terms.
12. Miscellaneous
a. This Agreement constitutes the entire understanding between the parties and supersedes all prior agreements.
b. Amendments must be in writing and signed by both parties.
c. Failure by the Lessor to enforce any term shall not be considered a waiver of future enforcement of that or any other provision.
13. Governing Law
This Agreement shall be governed by the laws of the State of Texas.
